Welbilt Corporation is the largest manufacturer of cooking and warming
equipment in the North America. They were searching for a new corporate HQ
and high tech development/testing center. They were aggressively pursued by
two neighboring counties. Our presentation and aggressiveness was second to
none,however at the end of the day, the CEO at the time made his decision based
on the driving time from the sites to Tampa International Airport..we lost. As
Welbilt contracted and began the difficult permitting process, the distance to TIA
became less important. The competing county was being less than helpful. That,
plus the retirement of the CEO led to the re- opening of the site selection
process. They came back to Pasco County and with a joint concerted effort
between the EDO and county officials, Welbilt constructed a new 40,000 SF
state of the art HQ and development services center. UPDATE  - Purchased by
Manitowic, Parent company relocated  Corporate offices to this site.

Site Selection/ Build to Suit

A 100 year family owned publishing company recently purchased a
statewide mail circular that was processed locally in six different Florida
markets.  The owners decide to consolidate and build a state of the art
facility. With the current plant south of Tampa bay, it was practical to move
north closer to a center of their market and most importantly, the interstate
system. After searching for existing tilt wall and build to suit opportunities
in Hillsborough, Pasco and Polk counties, it became apparent that First
Park Bridgewater would fit the need. Located off Interstate 4 at SR33, and
with great assistance from the local EDO officials, the park developer
offered their last 5+/- acres. The property was sold by First Industrial and
the 42,000 sf facility was built by Weiland Davco.
